1. Identity of the lessor

2. Purpose of the contract

These General Terms and Conditions govern the seasonal rental of Villa Casa Poerava and T2 Casa Poerava. The tenant acknowledges acceptance of all the provisions upon confirmation of their reservation.

3. Reservation & Payment

• The reservation becomes firm after payment of the deposit (30% of the total amount of the stay unless otherwise agreed).
• The balance must be paid no later than 30 days before arrival.
• Additional costs (cleaning, pets, electric charging, tourist tax, activities, entertainment, etc.) may be billed separately.

4. Security deposit

• Villa: €2,500
• T2: €1,000
• Pet cleaning deposit (T2 only): €100
The deposit is returned within a maximum of 7 days after departure, less any repairs or restoration costs.

5. Cancellation

• By the tenant:
- More than 30 days before the stay: deposit refunded (excluding bank charges).
- Less than 30 days: deposit not refunded.
• By the lessor:
In the event of force majeure (disaster, inability to accommodate), the lessor will fully reimburse the sums already paid.

6. Arrival and departure

• Check-in: from 5 p.m. (possibility of dropping off luggage after 10 a.m. upon prior request).
• Check-out: before 10 a.m. (inventory carried out at 9:30 a.m.).

7. Inventory and inventory

An inventory of the premises at the start and end of the stay is carried out in the form of a photo report. These documents will be taken as evidence in the event of a dispute.
An inventory of equipment is made available to the tenant in the welcome booklet.

8. Tenant's Obligations

The tenant agrees to:
• Respect the maximum capacity of the accommodation.
• Use the premises peacefully and in accordance with their intended purpose.
• Maintain the accommodation in good condition and report any damage.
• Respect the internal regulations of the accommodation (posted and attached).
• Do not sublet or lend the accommodation.

9. Animals (T2 only)

• Pets accepted only upon prior request.
• Maximum 1 animal per stay.
• Supplement: €8/day + €100 cleaning deposit.
• Obligation to do a complete cleaning before departure (a cleaning sheet will be provided).
• It is forbidden to leave the animal alone in the accommodation.
• The animal remains under the full responsibility of the tenant (nuisances, possible damage).

10. Liability & Insurance

• The tenant is responsible for all damage caused during his stay.
• The tenant must be covered by holiday liability insurance (often included in the main home insurance).
• The lessor declines all responsibility in the event of theft, loss or damage to the personal property of tenants.

11. Eco-friendly actions and respect for the environment

The tenant agrees to respect the eco-friendly actions communicated in the welcome booklet and displayed in the accommodation (sorting, composting, water and energy consumption).

12. Applicable law

These General Conditions are governed by French law.
Any dispute not resolved amicably will be brought before the competent courts within the jurisdiction of Ajaccio.
